Belgrade is growing fast. New residential complexes appear every few months, and old districts are being reshaped. Here are seven areas where price and quality of life are in balance right now.

1. Voždovac

Once a "middle-class sleeper," now actively developed with modern complexes. Good connection to the center, Banjica park, the local market.

Average price: €2,300–2,800/sq.m.

2. New Belgrade, blocks 65–70

New builds with underground parking, infrastructure around the corner, Ada Ciganlija 10 minutes away. For those who want "everything nearby."

Average price: €2,800–3,400/sq.m.

3. Zvezdara, Lipovački area

Quiet, green, unhurried. New projects start from €2,200/sq.m — some of the best value in the city.

4. Dedinje

The classic "prestige" neighborhood. Expensive, but infrastructure, schools, safety — top tier. Good for long-term liquid investment.

Average price: €3,500–5,000/sq.m.

5. Zemun (waterfront)

Danube views, pedestrian zone, old-town atmosphere. Popular among relocators who want "not like Moscow."

How to choose
